Anna, was our selling agent for our Midtown Atlanta condo. Upon trying to sell this property twice in the last 4 years we actually had begun to consider short sale and other options. When Anna was recommended to me by a friend that I consider very discerning I chose to list with her and her team. Anna, gave insightful, affordable and realistic advice that we took to heart and implemented.
Anna and her team kept us fully informed throughout the entire process and set realistic expectations.
I believe that we were all surprised to see such great response to our listing. We saw a remarkable number of showings and sold in only 3 months time with only 1 reduction and closed at that new price.

• Integrity • community expertise • in-depth market knowledge • effective negotiation skills • a high-quality professional network
But at the end of the day, what all this boils down to is that your agent is working his/her butt off on your behalf. And if this is what you want to help find your new place in Atlanta, Georgia, let me tell you…. look no further than Anna Kilinkski and Leja LeBar. These ladies are top notch.
I found Anna and Leja after submitting an inquiry about a house I saw online. Never met either as I had just moved here. But within a week we were off and running.
In short, I worked with Leja for about three months. And it was enjoyable (fun is a better word) from our first tour of homes to the closing day. Leja has a calm/chill and positive demeanor that put me at ease. I can’t tell you how much I value this. Home buying is a stressful process on so many levels, so this trait resonated with me. In fact, on the day before closing there was a paperwork glitch with the bank. As I was about to lose my mind, she put me at ease. What she didn’t let me see is that she (and the banker) were working creatively and furiously behind the scenes on my behalf to figure out alternative ways to solve this paperwork glitch. That’s the kind of person you want on your team. As an agent or in life, right?
A few other key things to note.
First, Leja knows this city inside and out. She should. She’ s lived in it for a long time and is very plugged into the community. When looking at places, her enthusiasm for the city shined. Her insights, which are organically grown from her living here for years, proved invaluable. While I eventually found a house, I was in reality choosing a community. And that’s cool. Second, and I think this really important. I didn’t have the biggest budget nor did I need to move really fast …. An agent’s worst combination, right? But Leja never gave up on finding that right place for me nor did she try to force something on me just to move things along. She knew I was picky about houses and I was more intent on quality than speed so she worked within those parameters with flexibility, creativity and patience. No Crazy Eddy salesman here.
Lastly…. What’s amazing about that process ….and fun for me …. is that with each successive trip, we were both getting dialed into that perfect house. The process is so much about communication…likes and dislikes. Etc. At first It was hard to describe why I liked/disliked a place. I’d say by our third outing, however, Leja knew what I was really after (Probably better than I knew myself). That comes down to communication , mainly listening. And Leja is a great listener. And in the end Leja’s ability to listen to me helped us find the exact right place and neighborhood.
Look … At the end of the day, all of the bulleted traits I listed in the beginning are tickets to entry for being a real estate agent. If you don’t have those you’re probably not going to be successful in selling real estate. Leja and Anna have those in spades. So the differentiator, IMO, is that Leja (and Anna K) were very passionate, dedicated, diligent and patient about the huge responsibility of finding me the right home. And to sweeten the pot, I simply enjoyed working with them both very much. They are both awesome people who I now consider friends.

I am an investor who has bought and sold hundreds of single family homes/condos over the last ten years and I have left nearly every transaction unimpressed with the listing agent's performance, thinking that I had overpaid for their services. So much so, that I have never reused a listing agent on a subsequent listing after a sale. My impression now has completely changed in working with Anna and her team. Anna, Megan, and Ruth completely changed my understanding of how a sales transaction should take place. From the minute I signed the listing, Anna and her team took action and left no stone unturned throughout the entire process, including closing coordination that was on top of every single detail weeks prior to closing.
The house Anna sold for me recently had some confusing flexibility in layout and a potential negative feature in that it was adjacent to a busy road. Instead of complaining to me and requesting excessive price reductions, Anna's team staged the home with signs displaying options for each room and focused solely on the home's lovely features when presenting to clients, not just that it was value priced because of the busy road.
The specific thing I was most impressed with about Anna, was her uncanny ability to get feedback from buyer's agents. In my experience, someone shows a home, leaves a card, and if they don't write an offer, you have no idea what their impression was of the home or the list price. Anna was relentless in following up with showings, demanding feedback and opinion of price, location, amenities, etc... This was extremely helpful to me understanding the market better. It may not sound like much, but trust me, it is not easy to get other agents to do anything that doesn't directly benefit them financially. It was very clear to me that Anna commanded the respect of her peers in the market and that is invaluable in a listing agent.
I would highly recommend Anna and her team to anyone serious about selling a house. The friend of mine who recommended me to Anna simply said, "She will sell your house, period...That's what she does." Well, he was exactly right, and I am sure that I will have the opportunity to work with her again in the future.

Anna was our Real Estate Agent for our home in Candler Park. She was a very good choice for us since she knows the Atlanta area so well and especially Candler Park since she lives there! As a first time homebuyer, the experience can be intimidating, the pace very fast, and the paperwork overwhelming. Compounded to that, I was buying my first house in Atlanta while living in Los Angeles. Anna made everything as smooth and easy as possible.
When I scheduled literally one day to visit Atlanta and get a sense of exactly what I wanted, Anna cleared her schedule and spent the entire day with me. She had a rough idea of what I was looking for in terms of amenities and features in a home, so we looked at a good cross section of available properties in a variety of neighborhoods. After the first three or four homes, Anna had asked sufficient questions to sharpen the focus even more, and we changed some of our viewings that afternoon based upon Anna’s thoughts and ideas.
By the end of the day, I had three properties I loved, placed an offer and from there, Anna helped with all of the paperwork, advising me what was most important, what was kind of important, and what was your typical real estate jargon. Her confidence put me at ease. She was available at all times, and with a three hour time difference, that helped a lot. Six weeks after placing an offer I’m now living in a home I love, in a great neighborhood and now I’m just dealing with raking leaves in my yard for the first time. I didn’t think about that!

We listed our home after making minor repairs and touch up painting as suggested by Anna. All her advice paid off as the home was under contract approximately 3 weeks after listing even as similar homes in the neighborhood which had been on the market for months lingered.
Anna also made the negotiations regarding the price of the home much easier with her extensive knowledge of the local market.
I would highly recommend her to anyone buying or selling a home in Atlanta.

We used Anna to sell our old house in Medlock Park and buy our new one in Oakhurst (Decatur). We interviewed four different local realtors, who knew our neighborhood well, including Anna. We were instantly impressed by her knowledge and professionalism. She was very prepared, even presenting a potential listing price with comps in the neighborhood. We selected her to represent us. The sale went quick, our first offer at list price (Anna's advice got us priced to sell).
