I am not selling my house, and I understand all Zillow has is numbers. What I am saying is that Zillow has a flawed working model and should take steps to improve their site

All Zillow has is numbers. Whether the house is in good shape or bad, sold as part of a divorce or not, all Zillow can see is the amount of the sale. No more, no less.

If you are selling your house, I am sure your agent will make the recently sold houses available and most clients in that price range will have agents of their own that will do the same. It should not be a great concern since the MLS will have the most recent sale/trend/median information.

It doesn't help. The house is not mine, but a neighbors, and I am aware of their circumstance. The fact that Zillow posts these sales as real value is reckless. There is no oversight on Zillow

If your house is showing a sale at 50% value, that could negatively effect your Zestimate. I would suggest claiming your house and then using the white flag by that partial sale to send an email to Zillow alerting them that the sale was part of a settlement.

If they can verify that with the public record they can exclude it from your house's Zesitmate calculation. Hope it helps.

The property across the street sold for $774,000.00. Now I believe 5 Merlins is for sale too at close to the same price. Your site never takes into consideration why a sale is so out of whack with the closest sales. When a property is sold to a spouse for the appraised value in a divorce they pay 1/2, the sale only gets posted for half. This is why #1 sold for such a low price. You can see that it was never listed for sale. I am sure this sale brought the average price in the area down. People that refer to your site to question the real value of the homes for sale across the whole neighborhood. Zillow's posting these sales is reckles and can cause financial harm to others
