1. why the home price for 3 bedrooms at a same HOA community at Fremont California range from 400+ t

Why the home price for a 3-bedrooms with poorest location (behind a busy street) sold $574K and worth $50K~$100K more than the best location 3-bedrooms within the same community?  In other words, 3-bedrooms property surrounded by the community sold in lightning during the new development, they should worth more than $574K, not -$50K lower instead.  If zillow did not mislead buyers/sellers on the 3-bedroom home value, then who did?
