What do you mean by "AND the subject property"? This is just a purchase of one property.

Most lenders are going to require at least 20% down for the purchase of an investment property, AND cash reserves equivalent to 6 months PITI (principle, interest, taxes, and insurance) for each property owned AND the subject property...

Best thing to do would be to contact a lender to discuss their requirements... lenders differ in their "overlays" so contact a few and see what their specific requirements are...
