The Zillow estimate is based on a proprietary mathematical algorithm using public records. The appraiser did a much more meticulous review of the property and his conclusion includes non-quantifiable characteristics such as site and quality.
I wouldn't propose it but consider... if another appraiser did their thing you could expect a different conclusion. Appraising is not a hard science although it often considered such. The value conclusion is really irrelevant as long as it covers the loan. Be careful about concluding superior resale value from a refinance appraisal.
