In June I sold my house 25% less than original listing price...and looking at what has happened since in the area, I consider myself lucky..Zip code 33155

That is very bad, I do not get why people are selling for so low, it is either people are in financial crunch to sell and just need to sell and bailout out.
They are selling low because that is what the buyers can afford. In my area, (Seminole County) things have only just started to fall and they have much further to go given the amount of new construction that occurred here during the bubble. Many of the people that bought those new houses took out ARMS that they can't really afford - or were investors that pulled out as much "equity" as they could with second mortgages and are now upside down. I forsee many many new foreclosures in my area next spring.

Those selling "low" now may have seen the local housing index graph for Miami.

Waiting to sell doesn't look like the way to riches...

Those that are being 'bad' selling 'so low' see the writing on the wall.
FLorida is a very bubbly state so expect another 30% haircut next year.

If everyone is being told to sell before prices drop, why would anyone buy right now? Miami is running out of land so I do not see how the prices will continue to drop once the supply of homes sells off. There are plenty of people with a lot of money in this area, especially foreign businesses.
When it comes to weather, this is the best place to be. Hurricanes, yes they are bad, but wildfires and floods across the country are much worse. At least you can prepare for a hurricane. Today it is 84 and most of the country has their heat on. I went swimming this morning!!!!

I'm with you Chickie, I live in FL 3 blocks from the beach and 3 blocks from the river. There is absolutely no land available here, so if you want a prime location, you still have to pay. I have no intention in moving, so I don't care what the real estate prices are really doing right now.

My husband and I are in Tampa FL and the only reason we are considering selling is that we own a smaller house 2 blocks away. We figure we'd be better off in the smaller house as we are getting up in years. So I'm moving our ad from Make Me Move (which was at a very competitive price) to For Sale. You're right about the hurricanes - we can be prepared for them. I read about the horrible fires, floods and other vicious weather and am happy we're here.
