2 years ago i was at 658 and told to wait i am now up to 685 think it enough to try again?

685 should be fine since some lenders will go down to 620, but it is always best to contact a lender they can give you best advice on your credit if you want to buy a home.

685 is just fine to qualify for a loan pending that other variables meet the critieria for a loan. There may be other issues such as time out of bankruptcy or a foreclosure that may affect the ability to get a loan. Contact a great lender. They will be able to tell you right away if you quality. 2 years ago credit was still very tight and qualification very difficult. More loan programs opened up, and more money is floating around. You still need to have down payment, cash reserves, and provable income in addition to your fico score of 685. If you are not working for an agent, contact me. A 685 middle credit score will qualify you for nearly every mortgage option out there. Was there another reason for waiting? 658 is still well within the range needed to obtain a mortgage. There are a number of credit repair forms you can get for free.  If you see items that are FALSE challenge them.  email me, I have a simple letter that will challenge the validity.  If they can't prove it they HAVE TO REMOVE IT. It's your right.

685 should be more than enough. If your scores are still not high enough you should reach out to msicredit.com They will attempt to delete the negative blemishes on your credit report to increase your credit scores. We all know that the higher the credit score the easier the lending process will be.

Have you spoken directly with a lender about your scenario?  I have a lender that several of my clients have used in the past that you could consult with on this.

Absolutely you have waited long enough. We're you given any advise on what to do to improve your scores? Just waiting is not necessarily going to improve your credit. Depending upon your credit history for the last 2 years with timely payments and reducing revolving credit lines such as credit card balances, etc, this will determine your scores. I am not quite sure why you had to wait for 2 years. You can get a loan with scores down to a 500 score. Please free free to contact me directly if I can help you with any questions you may have. Assuming you are referring to your FICO credit scores and getting a mortgage, lenders will certainly consider 685.    You will need to be able to document your income, have appropriately low debt to income ratio, and a down payment.
