I have noticed a very negative slant on this board. I am not sure where all of the hostility comes from but I am practicing a very strong slogan for 2008. It is very simple, be a winner not a whiner.

Who is whining the most?

A) Longtime homeowners in normal loans who don't need to move

B) Renters paying significantly less than their mortgage would be to occupy the same property - no worries about their home depreciating in value, saving up for a downpayment and weathering the RE storm

C) Homeowners/speculators who got in over their heads/used bad loans/serial re-fied to death/got foreclosed on...and are demanding to be bailed out by the government based upon some bizarre entitlement to keep their properties.

HINT: It's not A or B.

Michael - Whether or not you believe that continued prices decreases (I assume that's what you mean by negative slant) is a positive or negative depends on you're perspective.  I own a home myself but I've been sickened by the change from a house being perceived primarily as a place to live to an ATM over the past 10 years.  If you really think about it, if Realtors are really concerned about more people being able to become homeowners (and still having a little money left over after paying the mortgage payment) isn't prices returning to normal ratios relative to median income a positive thing?  In my opinion, a return to normalcy will be a win for most reasonable people and those that got in over their heads because they expected something for nothing will probably get what they deserve.

That is very perky and upbeat, and just exactly what this board needs!  And it's so easy to remember, you're right!! A winner, NOT a whiner!!!!  YEAH!!!   Let's put on a show!!  We can raise enough money so that everyone can pay for the houses they bought !!!!  C'mon, guys, we can do it!!  Who's with me!???

Mike, I'm OK with that slogan. There are more than a few out there who, through learned experiences are now cynical about the RE market.

 

My personal story for instance:

  • Lost $8k in 2004 (same year I married my wife) to a greedy builder who raised his final estimate by $100k (and then cut a bunch out of the design to show "just" a $60k increase). The project wouldn't comp at that price & we had no choice but to take the loss.
  • Lost $1,600 in the spring of 2007 on an existing home that wouldn't appraise. The sellers still haven't sold the home despite (5) price reductions since then.

At the moment, winning is letting our 20%+ downpayment earn a guaranteed 5.05% while we watch our local market return to reality.

Fear not, as we're also enjoying life as we win our way through this market cycle.

Did I say cycle? Just had a great January jaunt yesterday on the BMW bike that I picked last month.

The one that bothers me the most is mantra "you're throwing you money away on rent" when in fact renting makes more sense than buying in many (most) areas.  I haven't paid rent in over thirty years but that one still drives me crazy.

OK, Mr Russell, if we are to be "winners" in 2008, can you tell us how to:

1) sell our homes for twice what they are worth

2) buy a home for 1/2 of what it will be worth in 18 months

3) rent our homes out for 3 times what we rent something else for

4) get a fixed rate mortgate for 1.5% interest over 40 years

5) trade in our assets for something that will gain value and be readily liquidable in this coming recession

 

(If you can't provide a method for any of these things, what specifics are you suggesting for "winning" and how do you measure those "winnings"?

Hey but seriously Mike your slogan, "be a winner not a whiner." is very original and motivating.  I think it would make a great title for a book.  Also seminars maybe called "Winners Not Whiners"  What do you think? I think you could make a lot of money with this!  Rolling on sheets in piles of money!

What I was saying is that there is a positive solution to most problems and whining isn't it. To answer some of the questions. I do think it is a good time to buy a house in KC. As for other markets I don't know. It is still a good time to be a home seller in KC, unless you bought in the last year.

 

I do agree that a lot of the defaulting homeowners are investors and that FHA will pick up the slack for buyers.

 

Sorry that some of you think my outlook is too perky but that was the point of the post. If you focus on the negative that is what you will get and no I didn' t steal that from the SECRET

Who do you think is whining here?  This is factual reporting.  I don't see anyone on this board getting emotional about present circumstances.

 

From my perspective, I - and all of my "bitter renter" comrades - are winning big.

But, but, why can't someone go beyond negative and positive, which are so subjective, an just look at things as the are? Because it's ifficult to come up with a slogan that's snappy.

 

Don't be a whiner, just evaluate the situation with objectivity, using a rational approach to determine the best strategy to accomplish your objectives going forward. 

 

See? Not catchy at all.
