Roughly what is the cost to have a 2nd floor added? 3 bedrooms and bathroom, ventilation? This is about a 1,000 square feet house located in West Lawn (60629)

Is there a big difference ($$$) just having the floor added with 3 bedrooms but no bath?

Great sight John - this at least give me an idea. I recently got quoted for a 2nd addition but it was crazy high!! 130 - 150K!

This is only for extra space for kids! That a lot, I rather look into buying a bigger house.

Remodeling Magazine has some good data for different regions around the US.  It won't really give you $/SF but the reality is that the 3 ranges that they do give you will be reasonable. $/SF in a remodel are something that a local architect should give you because it will depend on the intensity of the structural work for the second floor and the level of finishes that you choose on both the 1st and 2nd floors.  The funny thing is that even though you may think nothing needs to happen on the 1st floor, it will.
It wouldn't surprise me to see prices between 500-600 $/SF.

I don't know if I can help you with the cost association, but I can't imagine the price being that much more to add the bath to make it NOT worth it.

Think upon completion, having 3 bedrooms on a second level with NO bath, does not sound like a good idea at all. Even one bath may not be enough depending on the home and the rest of the neighborhood as far as comps when a sale is needed.

Is the home worth making this large of an improvement?
