3 models: ranch, 2 story and split in my neighborhood why different prices from ranch to ranch etc?

With all house built the same year and lot sizes about the same, why are prices so different for the identical styles?  You have some homes valued much higher even though they may have not been upgraded then identical homes with new sididng etc. The neighborhood is exactly 1 block with 3 courts, so location can't be a factor.

To clarify my question.  Why are identical homes priced differently on zillow.  Why is one house built the same year , the same size, the same size yard etc, not the same price?  I am trying to figure out how zillow figures them differently.  In my neighborhood there were only 3 models, same size lots, built the same year but the zillow estimates vary widely when nothing else is different.  Again I am comparing ranch to rabch, 2 sty to 2 sty etc.

A ranch home of similar or equal size is going to have a higher market value than a 2-story or split level home simply because it's foot print is larger, ie. it's foundation is larger which means it costs more to construct a ranch style home than it does to construct a 2-story or split level of similar size. A split level is usually going to have a lower value than a 2-story with a full basement of equal size and again this relates to the size of the foundation and the actual square fottage of the home. Unless a basement is a walkout it's square footage can not be included in the total square footage of a home however, a split level would include the level just above the basement in it's square footage even though there isn't basement square footage below this space. So the simle answer to your question is the prices vary on account of the size and ammount of material required for the foundations and basements.

Keep in mind that Zillow is NOT an accurate resource for determining a home's value. If you're in the market to buy or sell, your best bet is to contact a local REALTOR who can research the local MLS and create a fairly accurate CMA (comparative market analysis) on a specific home.
