3 or 4 BR's which is better?

Our home has a "unique" layout. We have 3 for sure BRs and a 4th that was an office but has a closet and could be considered a BR. Should I market it as a 3 BR + office, or a 4 BR? I personally think the location of it is horrible for a BR and can be misleading to those searching for a 4 BR. Technically it IS though....
opinions please.....

You did not mention the number of bathrooms. Four Beds, One Bath = No Thanks. Four and two and a half = yes, it is a bedroom.
