It depends on the day, your loan amount, credit score and home value.  Post a quote on Zillow and you will find the most competitive, honest lenders, excepting a few.  If it is too low, then it isn't true.

Kenton,
As a person who believes in God, your quote and profile is shameful.  To quote this is disgusting to get business:
"God cares about honesty in the workplace; your business is his business. Good leaders abhor wrong doing of all kinds; sound leadership has a moral foundation. Proverbs 16:11 - 12."

What kind of real, honest, man plays religion to get business?  If you are so pious by nature, then there is no need to quote Scriptures.  Shame on you in the name of all religions who seek truth, compassion, empathy, true spirit, love and forgivness and one God----the one and only Holy One.  One of my brothers, biologically, is a Minister in China.  He would never do that for profit.

That all depends on your scenario. If everything looks good you could get somewhere in the upper 4's. But again it depends fully on the details of your situation.

Yes as everyone stated more information is needed, a loan request would be the best option. 

Advertised rates usually hide the amount of discount points paid.  Perfect scenario (credit, equity, etc) would allow for 4.75% 30 yr fixed with a 1% loan fee or discount point.

MM is right.. This forum is not the place for MONTY HALL's LET's MAKE A DEAL...  This is a Dear Abby or Suze... I wish I could say Clark Howard, but he is such a CHEAPO.. he would sell out America for a nickel... Dave Ramsey.... Good stuff, but is stuck on "GOOD GROWTH MUTUAL FUNDS"... They are all having to "re-chart" to make any fund not resemble a thrill ride from KING's ISLAND.  When rates/fees start flying in this forum... so does the fur.. Good luck with your REFI &I hope you have higher than median credit scores.... Major TOLL ROADS ahead for a large portion of rate shoppers in 2009... Remember the old saying: "This ain't your daddy's "Buick" or whathaveyou... Well: this ain't' your daddy's mortgage market for many with less than stellar scores.. There are new sheriff's in town and there names are FANNIE & FREDDIE. (LIKE CAGNEY & LACY), except these 2 are simply tollbooth collectors in this sequel.  good luck and keep rockin'.

with 0 loan fee .30 yr fixed conforming ( under 417k)  rate is likely to be in the 5.25% to 5.375%

to get rate under 5%...loan fees ( aka points ) need to be paid ...
