4212 River Ridge, Cleveland, OH need suggestion on offering incentives and getting foot traffic

We have our condo up for about a month and have had very little foot traffic. We would like to offer incentives, so when we do get people in the door, our condo will be more attractive. We were thinking to pay for the first 6-months of condo fee's, 1-year home warranty, all appliances stay (even our elliptical), and some sort of cash back option. However, I understand one cannot offer cash back after closing? Can you offer gift cards or anything else. We would like to offer $1000 to a potential buyer, but not sure how to go about it? We have also offered anyone a $500 finders fee, if they get us a buyer, but we only got the word out thru facebook. How can we get the word out on incentives Is there anyother way for us to get more buyers in the door? We feel our condo is competively priced, but the market is so tough. Our realtor is also trying to get the other condo owners in the neighborhood to all do an open house on the same weekend. Any other suggestions on getting more foot traffic

Tell potential buys that you have a financing program that doesn't charge closing costs.  I would be willing to do that for you and the other condo owners. 

Do you know if your condo is FHA appoved? The FHA rates are really good right now and sometimes it is easier to sell a $800 monthly payment rather than a $120,000 purchase price.

Try sites like Craigslist too. 

Maybe offer a 30 day period where the listing brokers commission is higher.  That will get agents talking about your properties.
