I agree with previous answer. I reasonably accurate estimate can be done with some over-the-phone input from the seller with respect to condition, upgrades, views etc.

There is a lot that Zillow cannot see and they rely mainly on numbers. In any area with REO's and short sales (much of the market right now), the Zestimates on Zillow can be erratic because the condition of the houses sold varies so much.
Your best bet to get a thumbnail value is to call a local agent in your area and ask them what they think. They will have the most current information available and can give you an idea about what your individual house might be worth.

| Mr. B McKay, I just pulled the stat's for this house based off these criteria: Homes sold since Nov1st, with 200sqft above and below the square footage of this home, similar beds & baths, within a Mile from this house and numbers below are listed. I'm not sure how the Zestimates are estimated, and these do it yourself websites are great for keeping up with your homes personal statics as seen by the public, but for a true value, it's always best to speak with a Realtor.
