Do you do California?

I work with a broker already. Can we use you guys to close a loan and pay me through my broker or does the loan have to be out of your office?

I am trying to refi a client in LA. Home is a duplex. Her payoff is about 486K. She is currently paying MIP which is killing her. She would like to refi but it will have to be a stated loan and she needs a co-signer, which we already have. They are both well above the 560 but I am having a problem even getting them at 95% LTV with Indymac or any of the other banks we work with. Her place is worth between 515K-535K according to the comp check done by my appraisor.

Let me know, maybe you can help me close some deals. I know that the rates will be a little higher since it is a private lender but as long as they are reasonable I am sure clients would at least listen to this option.

My wife and I were just recently relocated by my company to Austin, TX. We sold our home and are looking to purchase a new one. We have our eyes on nice spec home priced at $320K. We have $15K for our down payment, but my wife's FICO score is 580 and mines is 560, we have no foreclosures, earn $160K combined gross, small amount of debt. Can you help us? I am also a potential first time home buyer. My credit score is 755 but I do have some current credit card debt. Do you suggest I sell off some of my stocks to pay off this debt before applying for a mortgage. I currently make $6,000 a month wich will jump to about $7,000 a month in about 16 months. I am hoping to get a mortgage in the $250-260,000 range. Any advice?

I forgot to mention that I do have approxiamately $195,000 in assets. Although, I would only be able to afford about $15-20,000 for a down payment. All my other assets are tied up in retirement funds/annuity and do not want to dip into those accounts.
