There is much, much more difficulty in qualifying for a mortgage in today's market.  Simply shopping for the "best deal" is not going to get many into the home of their dreams.  I would recommend finding the best qualified mortgage professional to help you accomplish your goals...that person may, or may not, be the least expensive.

The order of the reasons should be revised:
1. Find a lender who specializes in your situation
2. Find a lender who you feel comfortable with (better yet, find one who was recommended by a trusted referral source that knows you)
3, 4, 5, and 6 are important but the order is not.
