As long as you have employment and income you should be OK. I would suggest you try applying at a finance company for a loan of that size.

I have tried my local bank. Believe me if the answer came that easy i wouldn't be posting any of this.
I have looked into credit unions in my area unfortunately all 3 require me to work for a certain company i do not work for.
I've spent the last 5 days talking on the phone to people telling me i dont have enough credit history to qualify for a loan. I'm 19 years old with a 669 score. Its not my fault i was born in 1990. I've done a hell of a job given the amount of time i've had.
Every time i call someone they end up stuttering and saying "sorry but i dont know what to say". Its getting extremely hard to hear. Theyll write a loan for 100,000 for someones dream home that they know damn well cant afford it but they wont help me go to school. I guess my cause just isn't noble enough.
Where is a no doc loan when you need it? =/

you might be better off trying to look for a regular 1st mortgage ( versus a eequity line ).......have you tried the bank you bank at ?......that loan amount amount will also be a challenge for most lenders ( to small )
have you tried any smaller local credit unions

669 Credit and need a home equity loan.
I have only 2 accounts. A credit card and a C.D. I hold no debt whatsoever. However my credit history is limited. (because im 19). But the history i do have is all good. Now im trying to do this without a cosigner if its possible and i find myself looking for suggestions. I picked the worst time in economic history to try getting a loan. But looking at my credit and bank info i dont understand why im being denied. Any help is appreciated.
