Zestimates rely upon county tax records, recently recorded sales, etc... They do NOT take into account improvements, condition, in some instances location, (in a more hyper-local sense) and other variables. You'd be best informed by calling a quality broker or agent to "get inside" and give you a detailed opinion of value. You can always hire an independent appraiser, as well.
Long story short...Don't be too upset over the Zestimate as it's RARELY indicative of true market value on an individual home level.
