I don't understand your question. But, if your rate is 8%, refi now if you can qualify. An appraisal will decide what your property is worth.

There is no way to predict equity in a property. Equity is the difference the property is worth minus the amount paid on it. You would need to tell the future value of the house to be able to guess at equity and we can't do that, no one can with any certainty.
