You really should work WITH a buyer's agent representing you. It isn't costing you more money to have that representation and buyer's agents negotiate on a daily basis. It will actually probably help you obtain a better purchase price on the house! A buyer's agent will look out for your best interests and see you through until the closing of the deal.

Why would you want to buy a property without representation? The listing agent has a contract with the seller and has an obligation to get that seller the highest price possible. If you buy it thorugh the listing agent. you are not going to save any money, That agent will simply get the entire commission! With a buyer's agent you do not pay any more. The seller's commission is split between the seller's and buyer's brokers and the buyer's agent will look out for YOUR best interests!

Jana,
you save nothing by not using a buyers agent, and could ent up with issues costing you big money. This house is sold and in pending inspection statues.

I called the listing agent, told him about this post and he should be calling you.
