I would be happy to email you the actual County Records for your review.  It appears the home may have transfered title through a divorce or other arrangement??  The transaction on 2/05/08 was not what an appraiser would call an "arm's length transaction", so it would not be used as a Comparable Sale.

The last MARKET sale was o 10/19/04 for $380K.
