Hello! Zillow is not always accurate for pricing your home. It only uses nnumbers from past recent sales and averages them together...i always tell my clients not to look at zillow numbers...if you think about it, zillow has not been in your house..and therefore they don't know what improvements or lack of improvements exist.
The best way to get an idea of where you should price your home is for a realtor to look at a complete history of what has sold recently in your neighborhood....its not always an easy task, esp. in neighborhoods where each home is different from the next. To take it even further, after running comps, I would look at your home in person, and possibly visit other homes similar to yours on the market right now....that would give you a really good idea of where your home stands compared to the others and where you cab begin your pricing.

could be a number of things. Is your sq footage less both on living sq footage and lot size? There also could have been another sale between the time that house sold and time you had your home appraised that brought down the value more.

The Zestimate takes basic publicly available facts into their model, including the size, the lot size, number of rooms, location and recent sales in the neighborhood. Therefore, if you think the zestimate is too low, there are several things you can do:
a. Claim your home and then make sure all the facts are correct.
b. Spend some time evaluating the comps that were used by the computer model. You may be able to pick better ones as the human eye tends to be more discriminating than a computer selection.
If a or b will affect the Zestimate, it will takes several weeks - perhaps six to eight to be reflected in the Zestimate.
