I buy houses in Connecticut.  I do not pay market-value, nor do any other home buyers.  Many 'home buyer' websites simply collect your information to resell as a 'lead' to real home buyers.  If you want to get the attention of real cash buyers, advertise you home for sale at 70% market value.
