Didn't the dingbats notice that a payoff demand was requested? What a bunch of maroons. I guess these banks are so used to people quitting making their payments, the assume the worse.

Your closing agent should have sent an estoppel letter (or notice) to your lender as well as have received written payoff (via fax or email)
Just a suggestion:
When you close, ask your closing agent for copies of both and keep them in your file in the event the lender reports late payment.

This happens all the time. I have never seen a lender, that was not willing to take it off the credit report, if it does go 30 days late. They should have made the payment, but it shouldn't be a big deal. Most Lender's payoff depts don't communicate with their collection or servicing depts. The payment was due, pending sale or not. They don't say if it is just 10-20 days late or 30-40. If it were me and it was going to be over 30, I would send the money. That causes anew payoff letter to be needed and a new $30 charge for said payoff letter. I always have this discussion with my people becuz I am the consumate pro. But I couldn't expect all others to live up to my standards.
Here, it's rare for an escrow to go over 30 days, and I have never heard of the banks giving collection calls to the sellers. The payoff is from the time it is requested until the closing date, so I don't understand the confusion. Are you calling me a moron too? ;)

I'm just saying that we don't have enough info to discern the severity of the issue. And a pending sale that is happening on 12/26 doesn't make the 12/01 payment unnecessary, it makes it optional, if you are willing to pay the late fee. A 1/10 closing does not make the 12/01 payment unneeded, but it does make it 40 days late if it isn't made. The fact that a payoff letter was generated doesn't matter either. Your note doesn't say if it goes under contract then you don't have to make the payments. I'm a moron for interjecting. I should go back to using the web for waht it was meant for.

You can't be silly anymore, you get deleted. I know about this issue. I deal with it daily and have for a decade and a half. It is a common dilemma. People think that they don't have to make the payment now, cause I'm gonna make it soon. That don't fly.
Marci I told you my story about agents, I am genetically agent like. I am frankly ashamed of the tangle that my profession finds itself in. I do adore you, and 96.53697088342% of the agents that post here. the other roughly 4.46% of Agents who post here, make me want to turn my licenses in, and become a monk.

Hamp, I wasn't questioning your knowledge. I was simply stating that I have never dealt with lenders making collection calls after they get the payoff demand. They have called to try to get you to finance with them again, but I have never heard of a collection call. But, now that I know it's possible, I will be sure to pass it on.
oh, and PS, I'm sure your wife wouldn't appreciate you becoming a monk.

My experience is that there is no communication between departments, at least at big lenders. The payoff dept. is a hidden entity, that they would rather noone know how to contact.

Just so I don't get deleted, Hamp, my escrow is set to close on Jan 30th. I usually make my payments for the next month around that time, should I just go ahead and do it? That way if the escrow is late, I'm covered?
See in your situation PJ, you should, because the payoff won't even be requested until all the contingencies are removed, and that will be well after the 1st.

My payoff won't be requested until after I close? I was going to make Jan house payment at the end of Dec. I was asking if I should may Feb's payment at the end of Jan? Am I making any sense or is it the rumballs talking?



AArrrrggghhhh! Husband botched last month's mortgage payment
and the collections department is calling us. I'm like, ummmmm... we're selling this property tomorrow and you'll get the whole amount paid off. We promise, if sale falls through, we'll make the payment immediately.
If sale goes through or payment is made, they'll leave our account in good standing. I cannot believe this! Like my nerves aren't already frazzled.
