Oh wow! Only one showing in six months is rough. I hope your agent has been communicative with you through the process.
There are always 2 reasons a home doesn't sell. Price or Condition. So, if your home is in good condition, most likely you are over priced.
Hopefully you sell it soon!

Hold the fort, 99 times out of a 100 if it's on the MLS and no showing, it's listed too high. Do not be so quick to blame the agent or broker.
First of all you need to have a good relationship with the listing party. If that is good you should be able to solve the rest. Make sure the agent has shown you comps. in our immediate area so you know you price is right.
Just for starters, and more improtant, them comes the rest. You can have the best agent in the world and or the best office or broker, but if the house is listed too high in this market it will never sell. Start there.

Choose an agent who likes what they are doing and that will tell you the truth and keep communication open. This will eliminate guess work and take the frustration to a different level...the key word is proactive!!

Change brokers from your current one. Pick an excellent realtor who understands your frustration and look for a realtor who is enthusiastic and knows the neighborhood well.

You need to choose a realtor very carefully. You must be comfortable with him or her. Open communication and sound plan must be in place . A realtor who does not communicate weekly and in some cases every other day and respond quickly shows that they dont value you as a client.
The goal of a realtor is to get your home sold for the best price by doing thier homework. Sticking a sign in the yard and not communicationg means ....time to find another realtor.

Sorry to hear that. What you had was a "Listing Agent". You need a "Selling Agent". There is a difference.
An agent without a marketing and price reduction plan is useless. No matter how nice your house is, it will not sell if it is priced incorrectly or if it is not strategically marketed.
But only one showing in 6 months? Sounds like you were priced totally wrong.

You bring up good points...what does your agent have to say? If you are not gelling with your current agent you may want to interview other agents for their view points. This will help you decide if you want to stay with your current agent or not...in my experience normally the main factor is price....are you priced too high? Best of luck...

You might look into owner financing as a possibility. (Don't go about this without some professional help though!)
A sign that says "Owner Will Finance" stands out in a big way. That may be just the ticket to generate the buyer you need.

Yikes that is horrible. If the home is being marketed properly on your mls and national websites (zillow etc) then the issue may be the price. What are you priced at compared to the one that sold?

Possibly a new REALTOR but with one showing something is up? either your not actually on the MLS or your overpriced . The house down the street sold but for how much and how long ago you'll need to be more specific. Still the REALTOR should have been in touch wekly with you be review pricing, marketing etc..

Get a new realtor and when you do ask them to present you with their marketing plan on how they will sale your home.. Then ask them for updates to make sure they are doing what they said they would

A current CMA needs to be done to analyze the Absorbtion Rate of your neighborhood. Also, you need to see what marketing, if any, your realtor has done. One more thing, communication is the key between both of you and since the realtor is the professional, seek their advice and if they can not offer any, it is time to change. Good Luck.

Would love to help...Your Realtor should keep you up to date as to the comparables and how your price is set....If it has been that long with only one showing sounds to me like the price needs to be reduced.

In todays market a home listed for sale must be:
1 compellingly priced
2. competitively staged
3. Aggressively marketed.
So your homework online as to what the area your in is buying and be very honest with yourself about your home. Are you the highest priced in the area because your next to the park, or on a corner lot. These types of things may not have the same importance to the buyers as they do with you.

It's time to find a fulltime aggressive realtor. An agent that you haven't heard from is a really bad sign. With the right agent, your home will sell. Interview several agents, ask for references, and let the prospective agents know what you expect from them. A good agent will price your home correctly, market your home and ultimately sell your home. Good luck to you.

What price did the home down the street sell for? Where do you have your home priced at? Call your Realtor, they do not make any money if they do not sell your home, it is a team effort, schedule a meeting and just talk on the phone and ask your Realtor what the other home sold for and why they feel yours has not sold or been shown.

The product is your house. When you listed the home, the Realtor should have gone through your home with you and made recommendations to improve the attractiveness to buyers. After that, it is your responsibility to maintain the house and have it looking good for showings. Sounds like you've done your part.
The second part is the price. I assume that you received a CMA from your Realtor before listing and you agreed on a price that reflected the most recent sales data from your neighborhood. After the initial pricing, you should ask your Realtor for monthly updates as the market changes so you can adjust your price based on conditions.
The final part to selling your home is promotion, and that is the Realtor's responsibility. Hopefully, your Realtor told you where and how he/she would be advertising your property. One of the most important things in a listing is the pictures. High quality and a high quantity of photos goes a long way to selling your home, especially when 90% of buyers start their search online and are looking to see photos of your home.

When does your listing contract expire? Most contracts will have a clause that allows either party to terminate the agreement after 6 months if the party that is ending the contract gives at least 30 days notice. Good luck!

You definitely have two issues, one being price and the other being lack of service. Its time to seek out other options. If i were the homeowner - i would call the agent who listed the home down the street, and ask them to do a little homework on my listing. I would also ask what the home actually closed for, and if it was a "distressed" sale. That would let you know what kind of marketing is out there for your home, and it would let you know where to price your home.

Call your realtor and ask why no communication or showings. Next relist with another realtor with a good track record. When you hire them, tell your expectations for advertising and selling. Suggest lowering your price

It looks like most of us agree that it's likley a price issue, and while we tend to try to give the benefit of the doubt to others in our profession, it seems important to point out that not getting CALLS on a house is usually a price issue. not having showings might be something else. That's too long to go without communication, our job is to communicate with you and buyers. We all get busy and distracted at times but the thing is, if your realtor isn't communicating with you then how do you know they are communicating with potential buyers or with other Realtors bringing a buyer. Maybe you're Realtor's working hard and there is an issue that they just aren't telling you about- either way there is a communication problem.
