Abandoned houses and values?

How is it that this house and the one next door to it (both abandoned and in very bad shape) are worth more than mine that is in great shape two doors down?  Mine is around $170K and this one is $200K.  Zillow is such a crock when it comes to real value.  How are you taking into account the condition of the houses that you are so flippant about assigning a value?
