Accidental Landlord Refinance

I ended up becoming a landlord due to a relocation in 2010 and was unable to sell my property.   Job relocation was forced due to lack of IT jobs in the area at the time. 

My property has its primary loan and a HELOC.  I am looking for some way to refinance this property to cut monthly expenses and roll it all into one.

What was the date the original loan was originated?  Do you know if it is a Fannie / Freddie or FHA loan?

If you have equity in the property, you should be able to refinance it. You may not be able to do anything with the HELOC, so be prepared for that. Also, if your 1st mortgage was guaranteed by Fannie or Freddie on or before 5/31/2009, it should be HARP qualified, which would be a quick and easy refinance. Bartlett, IL??

First mortgage originated in Feb 2008.  It IS a Fannie Mae backed loan.  This is located in Bartlett, TN (suburb of Memphis).
