How in the world would two identical houses have a big difference in valuation? Your valuation for 5624 Ashland Court in 91709 is only valued at 439K while an identical house with smaller lot in 5592 Ashland Court in zip code 91709 is valued at 481K?

because Zillow is not a person, believe it or not. Its a computer program. Blame the tax records and previous sales for these houses for the difference in valuation. The house next door to me was valued in the 400k range as thats what it sold for in 2002. it just sold last August for $750k and the new zillow valuation is just under 700. another house behind me was torn down and rebuilt, twice the size. zillow still has it listed as the older house because the town hasn't updated the tax record--takes them a year around here.
zillow doesn't really know. you can also try the chase home estimator--i like that one better as it says my house is worth 30k more than zillow does.
