Adding a storm shelter improve home value

I am thinking of adding a storm shelter to my home.  It will be built to FEMA specs.  I am wondering if it will affect the home value.  I live in a hurricane area and small tornado active area.

A Storm Room only has value if used and prepared as a Storm Room, otherwise it is a very nice closet or storage area.

The mindset of the owner/buyer wanting and needing and willing to prepare for storms and disasters is the only thing that makes it work as a storm room.

Don't waste time or money on this project if you are not going to really use it.

We have had 2 major hurricanes in the Gulf Cast area "Rita" and "Ike" and I visited with several people that wanted to market storm rooms, hurricane shutters, and other storm protective measure...........they got no where with it........I glad I visited with them prior to marketing storm rooms.....it is a tough to make people want something they don't see a value in???

Good Luck!

I suspect it would be a plus for the home if done to codes and tastefully, but I doubt it would add value sufficient to make up for the costs of construction.

It will improve your home value some, but not 100% of the cost of the shelter.

FEMA has some good specs on storm shelters and pay close attention to the positive pressure air infiltration system. (also protects against contaminates...anthrax etc).

To me a storm shelter's best value is to the family that has it built and will use it correctly and "Be Prepared" for anything coming their way.

ICF 10" thick or thicker with minimum 6" concrete reinforced roof will protect you to 150 to 250 mph winds.

The investment is the lives you save and protect.........how much is that............Priceless!!!

Good Luck!
