If your pleased where you live and want to buy a second home, why don't you simply do a cash-out refinance?
You can keep the house and utilize the equity for a down payment. I can help with your loan scenario if your interested.

The home is in good condition. We are the owners and currently live in the upstairs unit, and the downstairs "in-law" unit has a separate entrance, is 2 rooms and is currently being rented out.

We're actually happy at the current locatioin, considering the low mortgage payment with rental income. But we're willing to entertain offers as we are considering several options.
1) Take money out from the house to buy a 2nd home.
2) Remodel and build a 3rd story.
3) Sell the current home and purchase a new home.

Any advice and opinions?
