Provided  you are within the inspection contingency period you should be able to cancel the contract without penalty. However...

Assuming you still like the home, why not request that the seller have the concerning items taken care of at seller expense. You should have copies of receipts from licensed contractors and warranties. Inspection reports often frighten people off unnecessarily.
