You should ask your agent.   In my experience (not in AZ), inspection period means both inspection and response to the sellers.

James, the home inspection is one of several items you should look at prior to submitting the your BINSR.  The BINSR is your 1 and only shot at correcting anything with the property, or backing out of the contract due to a material fact about the home and or it's surroundings.  You have 10 full days starting the day after the signing and acceptance of the contract to submit your BINSR.  If you go beyond that point you are waiving your rights to request any repairs.

The exception to this would be in item 6a of the purchase contract.  If the number of days were changed to either shorten or lengthen the period then that would affect the time frame.

Unless otherwise specified the seller has 5 full days to respond, if they fail to respond then essentially they are refusing to make any changes, and you can again cancel.

Thanks

You will want to ask your agent about this.  The buyer's inspection period is stated in the standard Arizona purchase contract, but your agent will be able to tell you the deadline for issuing the BINSR.

The time frames will all be spelled out in the agreement of sale you signed.  You must adhere to the time frames or be out of contract.

Hi James,

Please review the sales contract that you signed. If the agreement give you 10 days for the Inspection, generally speaking, you will have to notify your intention to the seller before the 11th day.

Is best for you to contact your real estate agent and ask him/her about your right in this particular case.

Best of luck,

The agreement that you you signed with the seller is a binding legal contract and you'd better have a pretty good idea of what it says and means.
The question you are asking should be very clearly described in that agreement and not even your agent should have to remind you of what it says. It would be fair to ask the agent to show you where that time frame is described.

In NH you have a period of time agreed by buyer and seller  to conduct inspection and respond to seller. That period of time could be 10 - 14 days.  Your buyer agent should be able to guide you these matters.

If no alterations have been made to the standard AAR contract your Buyer's Inspection Notice and Seller's Response (BINSR) would be due by 11:59pm on the 10th calendar day following the day of acceptance.

Good luck!

You would have to look at your contract to see what everyone agreed on but, asking your agent is good as well. There is always a chance for wiggle room if you need it just have your agent ask the sellers agent...

The response time period is in your contract. It varies everywhere, best to read the contract.
Best to you.
