Unfortunately, a new roof is considered maintenance and doesn't really add any value to your home. The best way to look at this is to consider the fact that your home had a roof when you bought it, and it will have to have one on when you sell it. It would potentially help your home sell faster compared to a home with an aging roof, but won't add any value.

After putting a brand new 30 year comp roof on my home, I'm curious what that does to the value?
