Again You Still Have My Home Lower Than Appraisal

It has been appraised for $246, we have it listed for under appraisal for $241,500. No one will even look when you down grade this like you have. This is not a typical home, it is an earth bound home with concrete on 3 of the 4 sides. It has the foam insulation. It is built so well that you cannot even tell 3 sides are in the ground. Please go by the appraisal not what typical homes are selling for. You are hurting us and this is not fair. 1 Knight Pl, Sullivan MO.

Zillow does not individually adjust Zestimates nor do they substitute appraised values for Zestimates.   You can read more in the link provided by the other poster.

If your home is for sale by agent and doesn't appear on Zillow, you can ask your agent what approach s/he uses to get their listings on Zillow.

Our agent does have it for sale on Zillow, not sure why it is not showing for sale. I listed it prior to hiring an agent as for sale. I went by the appraised value. again, this needs to show correctly.

You might find Zillow's page on "What is a Zestimate?" helpful to determine how Zillow values properties: http://www.zillow.com/wikipages/What-is-a-Zestimate/

You can follow the link from that page to edit your home's facts, which may increase its Zestimate value.  Also, if you go to your home's listing on Zillow, s the owner of the home, you can click on the "Post your own estimate" link under Zestimates.

Your home is not listed for sale on Zillow, but if you decide to list in the future, the good news is that serious buyers will be concerned about the appraised value, not Zillow's Zestimate.  Your agent should be able to assist you in setting a fair price for your home and justifying that price to potential buyers.  Please feel free to contact me if you would like any more information or assistance.
