Agent advice: How to prevail in a multiple bidding situation?

Hi everybody. I write for MSN's Real Estate channel. I am looking for advice from agents on strategies that might help put a buyer's bid on top when there are several offers on the table. Cash aside, how can you make your offer more attractive?

My deadline is early Thursday. Thanks!

Periodically you stop by with requests for your news channel writing, but we've never seen any feedback to any responses (not even "thanks") or links to the results.   Why's that?

Sorry! I think I did give some feedback last time. I try to quote people as much as I can so my readers can learn from their advice.

Usually I'm just scrambling on deadline!

Take care,
Melinda

Price aside....obviously the lack of contingency's are a plus, closing timeframes and sometimes a personal letter telling a little about the buyers and why they love the home can go a long way to swaying a seller towards a buyer's offer.
