Just with common sense, you can do it yourself, remember that if you hire a realtor in this case, you will be the only one to pay the realtor's dues, so if you hire one, make it on a flat fee basis for that job, not for a full commission, since there are no negotiations involved.

Agree with Michael on this one. I would also add that a IRS tax lien cannot easily be traced with a preliminary title report. Tread carefully
