Agent said to expect offers soon

Our house has been on the market for 8 days.  I would estimate around 15 showings, no offers.  We lowered our price by $8,000 on Thursday.  Today a Buyer's agent called my agent and said their Buyer's plan to put an offer on our house this afternoon.  So far, I haven't heard anything else back.  Just wondering if a Buyer's agent calling saying an offer should be coming through normally means there is one in the pipeline?

This is our first time selling so not sure what to expect.

Usually such a call means that one is in the pipeline, but buyers can get cold feet in the process.   Sometimes agents get them to the seller very close to when they promise, other times it takes a couple of days.

WOW 15 showings in 8 days, CONGRATULATIONS! your home must be in a hot market, be priced right and show nice.
Be patient, that with all this activity, you will get offers soon. 
You may even get into a multiple offers situation. 

Usually selling agents call listing agents before submitting any offers to make sure home is available. Occasionally interested buyers flake out, but again with all the activity your home is having, it is just a matter of time before offers will COME!

Thank you for the feedback. Yes, we have been rockin' in the showings department but lacking in the offers department.  I am in Denver where the market is on fire for houses under $200,000 that are in nice condition.  

I hope you are right! I would love to get an offer soon.

National Association of Realtors study shows for every 6 showings, there should be 1 offer.  If not, price is too high for property location &/or condition.

Unfortunately just because an agent says an offer is coming does not always turn out that way.  I have been on all sides of this.  I have had buyers that truly loved the place & planned on submitting an offer but for whatever reason, changed their mind!  Grrr..

HI All!  Thanks again for the feedback.  I wanted to update for future readers with a similar question.  The offer came in at 11:00 p.m. last night!  Not sure why it took so long to get the offer together but at least it finally came in.  And it was at list price!

Average days on market in Denver right now is around 30 days so anything less you are doing great!

Perhaps the offer took so long because the buyers were weighing the pros and cons of 2 houses or waiting for a ban kprea approval etc..
 I'm glad the full price offer finally came in for you. How are the terms?  Hopefully everything will go smoothly for you during the sales process. 
 I Love it when a deal comes together and everyone is Happy.

An agent saying they will bring an offer and an agent actually bringing an offer are 2 different things in this business. My hopes are it surfaces and you succeed in selling....
