Agents Using Mobile Devices to Take Pictures

Profile picture for erichempler
I wrote a post recently about agents that take pictures of their listings using their cell phone. Have you run into this when you were selling your home? Did you agree or disagree with the agents actions?

I prefer using a digital camera, but sometimes I just use my smart phone. These smart phones have amazing features built in with an 8MP resolution. When you take a photo, it also has a larger screen to display the picture capture. In my opinion, these new phones are as good as  the "point & shoot" digital cameras.

Most interior picture require an extreme wide angle lens attachment and an external flash bounced off the ceiling to even out the inside light and the outside light. Otherwise you just see a single piece of furniture in a dimly lit room, with burned up windows. A photography class would be a good idea if we are going to try to replace the job that a professional photographer should probably be doing.

Cell phone photos have come a long way, but they are still not as good as a digital camera with more exposure/lens choices. One of my favorite ways to shoot house photos inside and out is with a 28mm wide angle lens.

The photos balanced and in focus yet not harsh or strained. If a picture is worth a thousand words, I think buyers appreciate hearing the message you send with good quality photos in your listings. If they don't like what they see,  you may get that listing crossed off their list right out of the gate.

As I scroll through house listings, I see a lot of photos that suggest that they were taken with a low resolution phone camera.   It is unfortunate, and the sellers need to speak up and demand better photos.   Of course, even the most expensive camera in the world doesn't take good photos if the operator doesn't know about layout.

A wide angle lens can be useful, but that can also be over done (and often is).   Photos where the floor boards and counter tops curve are very disconcerting.

My favorite:   photos of the home owner's stuff rather than the bones of the house,   photos with the toilet lid up (even better, with stains),  photos with poor focus, super wide angle lens.

I was browsing through some listings this morning. It was more than obvious they were from a cell phone because they were way too small.

I really don't understand why some agents think cell phone photos are acceptable.

Cell phones may take decent quality photos but it seems to me that this discussion has left out the person who should ultimately decide-  the seller.

It amazes how many times I see lousy photos posted for all of the world to see-  not so much because of the realization that there are plenty of agents who don't put in the effort (which is bad enough in itself) but because the sellers have allowed it to be posted in the first place.

I think that providing photos has the opposite effect of what's intended - more people decide not to see the home after viewing a dozen photos than if there was just one photo of the house.

Given that this isn't going to change . . . I hire a photographer who has been in business for 14 years, has a degree in photography and another in visual communication, she charges $150.
