asteph. As a FSBO (For Sale by Owner) you are not obligated to pay a broker a fee, unless you agree to do so with a broker that may contact you. However, keep in mind, a buyer that truly wants to tour your home or even purchase your home, may in all likelihood elicit the assistance of a broker. The broker will not work for free so they may contact you to see if you would pay a brokerage fee in order to get it sold for this particular buyer. If you refuse, then the broker's option would be to ask the buyer if they would pay the brokerage fee. If they refuse then the buyer may then elect to move on. Naturally the buyer could elect to work with you directly, but since they contacted a broker to assist them in the first place, it's not too likely they will work one on one with the seller without the protection of broker representation. You have no obligation to pay for a buyer's agent if you advertise your rental for sale on Zillow.   Make sure the box "will work with buyer's agent" is unchecked.
