Am I paying too much property tax ?

I owe $2,300 for a year of property taxes on a home I bought in Taylor for $25,000. Can you tell me if I'm paying too much? This is my first home and that seems very high for a small two bedroom slab.

If you're paying more than $1 per sq. ft., or living in a rural area, or don't have the finest schools, parks, and services in the nation than you're getting robbed. But don't feel like the Lone Ranger because some tax payers in Taylor are paying four or five thousand dollars a year and their taxes are four times what they should be for smaller older dwellings. Not all the assessments are this extreme but the tax burden there is ridiculous and it may be time to clean out city hall unless something is done to restore some sensibility. How can anyone expect to sell a home unless they are willing to just give it away? The market there can never be right sized until tax assessments equal home values.

Determine the assessed value, and if the assessed value is too high you should take your case to the tax assessment appeals board.  Get an appraisal from a local state certified RE appraiser and then take that to the assessment appeals board.  Heck, for the amount that you say you're overpaying, I would hire an attorney.

Oh my goodness! The millage rate for Taylor is 46.65 mills. A house in Taylor with a taxable value of $13,000 (means the house is worth $26,000) has an annual homestead tax bill of $606, so yes, you tax bill is outrageous! Perhaps the bill includes deliquent water bills, very hige special assessment or past due taxes.

Your current tax bill would be for a house that has a taxable value of $49,303 ... meaning the house is worth $98,606.

Bottom line, Dude you need to appeal your taxes! Let me know if you want me to e-mail some comparables to you. Better yet, send me your address and I can take a look at the public record (also send you a copy), and give you a better explanation.

Call the your township office. Every township has different guidelines you'll need to follow to have your home value reassessed and subsequently, your taxes lowered. Some townhips require an appraisal. Some townships will just come out and reassess. Some townhips only require recent comparable sales information. In my township, you can only request a change in value once a year. Find out what the process is for your township and I am sure you'll be able to do something about them. Most people have been able to fight and get their taxes lowered - if they've taken the time to jump through the township hoops!

Good luck!

Good advice here, look up what your neighbors are paying nearby for something similar and contact the Taylor County Tax dept. Tell them you want to appeal your taxes.....go get 'em!

Definitely too high. Contact the County Assessor's office in your County. There are forms which you may need to fill out for an appeal to reduce the taxes.

Find out what the procedures are where you are at for fighting assessed values.  You could also call an agent to see if they can help provide comparable properties for you to use.  And to also give you an estimate of what your house is worth.

That definitely sounds way to high from every other place in other states I know of.

What is the assessed value? It could be your assessed value is to high. It is also possible that you bought way under true value. If your house is really worth only $25k talk to someone at the town office/city hall and ask them about disputing your tax basis. You should be able to get a tax reduction. A 92 mil rate is ridiculous.
