Am I the only one that thinks this home is over priced? What's your best guess estimate?

As you said no harm no foul. Well the three most recent sales that I am aware of in the area are the for $775K in Feb (2628, 7500 sq ft), $757K in April (3200, 5500 sq ft) and $586K in June (2628, 6000 sq ft). To me pendings don't count until the sold price is recorded.

So I don't think me looking for these homes in the $700K to $800K range is looking for a bargin, its looking for fair current market value. Also there is a home in that same tract is currently for sale for $799K and has a golf coarse view.

Yes I am aware FSBO is are usually over priced, but this is priced as if it is 2006 or early 2007 from looking at what sold in taht price range.

By all means if the seller can get anything close to that power to them, I wasn't trying to down the persons home, rather educate myself on if the home is really even close to being priced right since there are agents on zillow that give good advice.

Unfortunately I am not looking for a home any further east than Placentia due to commuting contraints. Thanks for the advice.

cali, no bubble.  My impression was based by your previous posts relative to a home in that strata.  There is nothing to it other than that.  If I am mistaken, sorry but there is no-harm & no-foul.

This is an FSBO, as you know.  Those are, most of the time, overpriced.  You are obviouslly looking for a "deal" and I wish you luck.

There are NO other units for sale in that tract.  There are 3 pending and 2 sold that indicate prices going up, albeit a small amount, in that area.  If prices continue to hold/raise, that area would be one of the primary beneficiaries in that the location and age are desirable.

If you are indeed looking for a "deal" in that range, your best bet would be to search public records for NODs and approach homeowners who are on that list asking if they would be interetsed in selling.  If you are familiar with the short sale process and are willing/able to negotiate with the loss-mit people at the bank and being prioritized in that queue - your best deals may be found there.......

How about Saratoga or Kerrigan in YL?  There are deals to be had there.

Sorry to burst your bubble Veltri but you are incorrect, I am not in the $400K to $500K home. I am more in the range of $700K to $800K. I am just not going to over pay in this market. The previous home offer I had that was in the 700K to 800K range was accepted but the owner pulled out prior to the open of escrow.

I actually disagree that this home is fairly priced, there hasn't been a home in the area that has sold for over $800 in years with the exception of one home a few houses down from $805 in Nov of 2008 on the golf coarse (prior to the home prices in the rea dropping further).

What comparables would lead you to beleive that the home is priced fair?

Cali...you still NOT pulled the trigger yet?  You're not serious about buying, are you?

This is a fair starting point for this house.  I thought you were in the $400,000 to $500,000 range, why look at these levels of homes?

Going by sqft, adding in the upgrades, on the goft course! It isn't that bad of a price. Don't be fooled by a lot of listing prices that you see, they don't sell for that. Some low ball listing prices are tricks! You think it is too high, offer them what you want to pay and they might agree!
