Any lenders who specialize in Existing Mobile Home Financing in Orange County CA?

I need to know if there are any programs out there for first-time buyers, FHA, VA buyers etc... The mobile home is a 1973 model and the land is included with the sale of the mobile home. It is one of the few complexes that operate that way in Orange County. I have been informed that financing may not be available for models prior to 1974? Does anyone have any solid information?
