Any pros know of/use creative or unorthodox incentives to sell homes? Media opportunity!

I'm in Zillow's PR department, and a reporter I know just asked if I knew anyone who was using interesting incentives to sell homes. Anybody use any or know anyone who does? Good publicity opportunity here!

Not really unorthodox, but www.rentalforeclosure.com is a FREE site for renters. You can't really advertise your listing but WOW! what a way to get exposure and get some branding done!! They have banner ads available for agents at a very fair price!

Just as a Seller would hire a Home Stager, they call on us to make their home more attractive, interesting, and appealing from a financial point of view. In addition to a Realtor's marketing plan, open houses, internet advertising...we provide a value-added service thatinfuses energy and excitement into the marketing of a property.
We represent Motivated Sellers and advocate that they price their home aggressively then offer financial incentives, such as paying closing costs for cash-constrained Buyers or offering below market interest rates by paying discount points at closing to reduce a potential Buyer's rate/payment for the first two or three years. This is a great incentive for first time homebuyers who anticipate an increase in earnings within the next two years or need $ to decorate and buy furniture, or want to add a bathroom or rennovate the kitchen, or would like to pay off credit card debt or student loans, or maybe they just want to ease into homeownership comfortably and confidently.

Temporary Buydowns have been available for almost 30 years... all lenders have underwriting guidelines that include Buydowns...so there's nothing unorthodox about the concept. I believe in face to face, so I walk my neighborhood, my kids walk my neighborhood with the dogs giving out my flyers.  in addition -
Feed America- Shine in 2009, Our goal is to collect food at every open house and broker tour.  People like to help, We are making it easy for them.  We have a barrel at the office as well.  
We live, love, play here and we take care of each other here.

Here in Reno we have a very effective marketing program.

We hire a bus and take all comers interested in low-end properties in the downtown area. We then take them through the drive through at McDs and they can get a McCoffee and a McCroissant.

Then we troll 4th street looking for fellow opportunists. We usually get four or five and they take their teeth out and satisfy our clients at their own discretion. This is an independant activity not supported or provided by the Realty Board.

Then we tour the homes. We do have beverages on the bus and by 10am we have quite the merry crowd. Agents are nearby to assist in the unloading and reloading of passengers.

We always do a customer count at the end of the day. In some cases we have found clients so enamored of the properties displayed that they have been reluctant to leave them!

In San Mateo County we have twilight tours (Open Houses) for homes with a view of the San Francisco Bay. It's one thing to have a listing with a view...it's still another to see the Golden Gate at night...breathtaking!

I like the way you think Michelle.  Good old-fashioned selling is making a comeback.  As a reporter/anchor in a previous life, if someone is trying to get on the news...it's a matter of spoon-feeding a reporter all the "nuggets" of a good story.  I.E. Pitch: Glimmer of Hope in tough times.   You find an agent and a homeowner who listed at a fair price, house sold within 1st week.  I'm hearing more of that here in the Seattle area... now I'd like to see it on the news.  Cheers!

I've heard of auctions, raffles, giving vacations, etc. but in my neck of the woods, I only see good, old-fashioned pricing correctly along with professional staging to ensure it shows well.  Sorry I don't have something more exciting, but our local market looks like it might be picking up so what we're doing is working!
