Tough one to place. Looks like a portfolio deal- look for a regional bank or small commercial type lender to fund this. port money is expensive but less so than hard money. You could also try www.mortgagegrapevine.com or www.weirdloans.com which are the traditional hail mary's of the mortgage broker.

Aaron,
Wow, commenting on a 5 day old thread.
You don't have to be in this business for 5 years to know hard money is expensive. To imply that Portfolio Lending is expensive clearly indicates your inexperience. .... Happy funding, Rudi

@Rudy
I was aware of the thread age. Figured I would help the guy out seeing as nobody else responded.
Portfolio lending is an expansive term that can mean a lot of different funding sources. However, in my experience it is almost always more expensive than traditional channels, plus the fact that in this context the originator will have to broker. You disagree?

I tried Hudson City Savings but they do not cover Manhattan. For ING the fico is too low. Luxury wont do the 2fam. Any help would be appreciated.
