Anyone know of lenders doing refis on investment property where the borrower has 5 other mortgages?

The LTV is very low (about 50%), borrower's credit perfect, high net worth and income.  Having trouble finding a lender due to the FNMA/FHLMC guidelines which don't allow income property refinancing if the borrower has 5 properties or more.  Anyone know of a portfolio lender who does these loans?

Fannie Allows you to own more than 5 properties it simply requires that you have 6 months PITI for all properties.  I just closed on the purchase of one for a buyer that has 6 properties in Malden.

A portfolio lender can help.  There are many community banks, such as mine, who will lend under this scenario.
