Appraisal with energy-efficient improvements.

My home is an energy-effient home with modern PV Solar-system (saving 49% ectrical expense) and modern triple pane windows (12.7% savings).

How do I ensure that my house appraisal / appraisor includes the above improvements correctly?

My PV Solar System is rare  and state-of-the-art, costing $ 25,000/-. Over a period of 9 months, this system has saved 49% over previous 9 monhs. However, finding comparables is going to be hard.

You probably can't. Make sure they are noted all over your MLS listing...but an appraiser is going to go on current relevant comparable market sales. So he/she might assign some value to those improvements, if he/she even understands them, it probably is going to be very little.

Regardless, you want to showcase them to potential buyers because it may add a little to price. Not anywhere near as much as they cost you, but maybe some. Good luck!
