An appraisal is different from a market analysis.  If you're considering putting your home on the market for sale you probably want a market analysis.  In that instance you would want to call a FULL TIME Realtor who specializes in your neighborhood.  I suggest you first turn to friends/family for referrals.  If that doesn't work then you may want to do some research on the internet.

Yes, anybody can get an appraisal for their place at any time.  I like when my seller gets one before we list as one can argue the price with the listing agent but one has less of any argument with an appraiser as that is what the bank uses to lend out the money.

Hello Emily,

To answer your question easily, yes, you can hire an appraiser to appraise your home at any time.  "Appraised Value" may not always reflect "Market Value" and unfortunately the two rarely match.  But, when selling a home, upon acceptance of an offer, the buyers lender will schedule an appraisal to be done by an outside appraisal company these days chosen at random.  Sometimes these appraisers are unfortunately somewhat unfamiliar with the subject property's market area.  If after all the "Fannie/Freddie" calculations are done based off hard facts, i.e. Year Built, Square Footage, Room Count, BRs, Baths (not including basement baths), Finished Basements, SOME NOT ALL upgraded features considered, Lot Size, Garage Spaces are what mostly count in addition to style of home and location i.e. Main Roads, Cul-De-Sacs, Etc.  All of these will count as "PLUS or MINUS for or against the subject property comparable to recently sold homes usually within a 3 month time period in a 1 Mile Radius.  The appraisor may have to stretch out his/her comp search if there arent enough to justify a value.  

Usually that range should be near to the agreed purchase price.  If not, then you as a seller have a problem!  You either have to lower your agreed price to the appraised value, pay for a new appraisal which may or may not make any significant difference if any at all or last but not least, the buyer could opt to concede more cash in order to make up the difference.

If you are thinking of refinancing then your lender will handle everything.  Just remember, your agent if you have one, should be prepared with a full artillery of comps that reflect your home in its best form as they may take those into consideration!  Also, you always want to point out the highlights of you home, your property, your neighborhood, etc. as this may also influence the mentality of the appraisor.

By the way, I wouldn't put too much stock in these "Zestimates"!

Zillow offers Zestimates, a number generated by computer analysis of the core public facts on the home.    Useful reading is Zestimate Values and Accuracy.

You can obtain one by clicking on "homes" in the top line of this page, then entering the address and clicking on "go".    You will see a pop up box on the map with Zestimate and a few details.  Click on the address to get more details as well as the very important Zestimate range.
