1.The appraiser indicates on an Appraisal Management sign up sheet his/her service areas.

2. The appraiser has to certify on each report that they are familiar with the area.

This is how an appraiser makes it into your market. This is all that is required by law to my knowledge. Is it fair? Is it right? Is it money motivated? Does familiar= acceptable driving distance? You be the judge.
