Our local Starker representative is Wendell Maltby. He was so informative about 1031 exchanges that we brought him in for a two hour agent training session.

If you're an agent and are not familiar with 1031 exchanges, contacting a 1031 representative can  be a quick and free way to get up to speed.

1031 exchanges are only useful when you have a large gain on a property you are selling and you want to buy another property, it defers the taxable gain.  Well in this economic enviroment we don't see large gains and those with large amounts of equity are going to wait and ride out the next few years, so we don't see much use of 1031 exchanges in tough economic times, usually that is when the economy is rolling along and you have enough income already and you don't want to pay any more taxes so you roll that gain into the next deal.
