Are Conventional 97 loans still being offered?

Are these loans still avail if not is there anything similar?

There appear to be several loan options coming back to the consumers searching for a loan.   As a Realtor, I highly recommend that you align yourself with a well known established lender who can best guide you with this type of loan as well as which one you best qualify for while helping you secure your home!

There are some 3% down conventional loans out there, but they are usually hard to come across. A 5% down conventional mortgage options is much more obtainable. If you have 5% to put down, then you will be in better luck since there are lenders like myself that can do these types of mortgages. Also, if you are considered a first time buyer, then you can do an FHA loan that only requires 3.5% down. Either way, the best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. If you need additional assistance, feel free to reach out. I have seen a few clients obtain 97% conventional financing, but they are few and far between.  From what I understand they are very difficult to qualify for as one could imagine, due to the lender's high risk.  The main reason for these loans is either to avoid the high cost of an FHA loan, and/or for the fact that most condo complexes aren't FHA approved.  Many times in recent months we have even seen 95% conforming loans actually not qualify the association, or complexes after reviewing the current state of the HOA, and it's homeowners (much as FHA reviews them).  Again, I would assume this is because of the high risk to the lender... Maybe a loan officer can add to this with from insight from the other side of the spectrum.

You may find a conventional 97% loan but you won't find a conforming one. The best you can do for a conventional, conforming loan is 95% LTV. Some have stated they have 97% portfolio loans available but you would have to investigate that lender by lender.
